As Savannah looks ahead, it’s clear that there are significant housing needs to be met. A report has highlighted that the Coastal Empire needs almost 41,000 new housing units by 2030. This demand has surged, particularly due to the influx heralded by the new Hyundai Bryan County Metaplant.

Specifically, a housing needs assessment conducted by Georgia Tech emphasizes the need for expanded housing supply across Bryan, Bulloch, Chatham, and Effingham counties. In Bryan County alone, there’s a pressing requirement for a 40% increase in housing units, while Chatham County has the highest total demand. Savannah itself needs an additional 3,711 units to catch up with forecasted population growth.

Workforce Housing: A Critical Component

One of the focal points of the housing conversation is workforce housing, which refers to units affordable for individuals earning between 80% and 120% of the area median income. This category perfectly aligns with the average incomes anticipated for future Hyundai employees, underscoring the urgency of developing suitable housing options.
